Housing Rental Prices in Odesa Rise: Trends and Demand in 2026
In August 2026, more than half of all long-term rental offerings in Odesa are concentrated in the Primorsky district. The highest demand is for one- and two-room apartments, with prices having increased in nearly all segments over the past year.
This is reported by Delo.ua, citing DIM.RIA.
The summer of 2026 did not bring any decrease in long-term rental prices in Odesa. On the contrary, compared to August of last year, the average cost of housing has risen in almost all major segments. At the same time, the market has been replenished with new offerings, and the highest interest from tenants has traditionally been in one- and two-room apartments.
The verified real estate marketplace DIM.RIA analyzed the situation in the long-term rental market of Odesa in August 2026 and compared the indicators with the same period in 2025.
The Primorsky district remains the main center of the rental market in Odesa. In August, it accounted for 53% of all long-term rental housing offerings.
Over the year, the selection of properties has significantly expanded: the number of offerings increased by 48%.
Even more noticeable dynamics are observed in certain micro-districts. The largest increase in offerings over the year occurred in Arcadia (59%), the Kotovskyi settlement (48%), and Slobodka (41%).
The market is primarily composed of small and medium-sized apartments. 54% of all offerings are one-room housing, while another 31% are two-room apartments. In certain areas, the share of one-room apartments exceeds half of the total offerings.
The structure of demand generally corresponds to the supply; however, interest in two-room housing has nearly equaled the demand for one-room apartments.
In August 2026, 47% of tenant interest was directed towards one-room apartments, while 44% was for two-room apartments.
Thus, nearly all demand in the market is concentrated in these two categories.
Houses and townhouses remain a significantly less popular segment: their share in the structure of tenant interest was only 2%.
Over the year, rental rates in Odesa have increased in all key segments, although the pace of price increases varies.
As of the end of August, the average cost of long-term rentals was: The most significant increases were seen in private houses and one-room apartments. At the same time, the price of two-room housing changed minimally over the year -- only by 1%.
In terms of rental rates, the Primorsky district significantly outpaces other parts of Odesa.
In August, the average price here was:
- 18,400 UAH/month for a one-room apartment;
- 25,400 UAH/month for a two-room apartment;
- 39,400 UAH/month for a three-room apartment.
In other areas of the city, rentals are on average 1.5-2 times cheaper.
However, it is the Primorsky district that remains one of the most attractive for tenants, which explains its dominance in the structure of offerings.
While the Primorsky district leads in absolute housing costs, the Hadyzhyn district takes the lead in terms of price growth rates.
Over the year, rentals here have increased by 38-78% depending on the number of rooms.
This is one of the most noticeable changes in the Odesa market over the past year and indicates that the rise in rental rates is occurring not only in traditionally expensive central locations.
Among the micro-districts, the highest prices for one-room housing are recorded in the most popular locations in Odesa.
Arcadia remains expensive, with the average rent for a one-room apartment being 26,100 UAH per month.
Next are:
- Bolshoy Fontan -- 18,200 UAH/month;
- Center -- 15,100 UAH/month.
At the same time, Arcadia also demonstrates a significant increase in offerings: over the year, the number of available properties here has grown by 59%.
Data from August shows a dual trend: the supply in the market is growing, but prices continue to rise alongside it.
The most sought-after remain one- and two-room apartments, which together account for 91% of tenant interest. At the same time, the largest share of offerings is concentrated in the Primorsky district, where some of the highest prices in the city are recorded.
Thus, in the summer of 2026, the long-term rental market in Odesa remains active: tenants are mainly looking for compact apartments, owners are increasing the number of offerings, and the average cost of housing continues to rise.
